RANTZO PROPERTY SPECIFICATIONS
Below you can read a general guide to the specifications we incorporate in a house sale. Some types of houses may require changes in specifications, but generally there will be no difference.
Specifications for each villa are:
FOUNDATIONS & FRAME
Reinforced concrete design in accordance with the Cyprus Earthquake Regulations
ROOF
Sloping reinforced concrete slab and beams with clay tiles
WALLS
All external walls of 20 cm thick hollow, clay bricks, internal walls of 10 cm thick bricks of same quality.
WALL FINISHES
a.) kitchen: Surfaces between kitchen work benches and wall cupboard, will be decorated with two coats of rendering, followed by customers choice, coloured ceramic tiles at the maximum purchase value of £8.00cy per square metre. The remainder will be decorated with three coats of oil enamel paint. (Décor tiles or pictures are not included, and the customer will pay the extra amount)
b.) Bathroom, shower and toilet rooms: All surfaces to 2.15 m. height from finished floor level, will be decorated with two coats of rendering and lined with customers choice coloured, glazed, ceramic tiles to the maximum purchase value of £8.00cy per sq. m. All other surfaces will be decorated with three coats of rendering and three coats of oil based enamel paint. (Décor tiles or pictures are not included and the customer will pay the extra amount)
c.) Internal wall surfaces in general: Three coats of rendering, and three coats of emulsion paint.
d.) External wall surfaces: Three coats of rendering, one coat of stabiliser, and three coats of external use paint (sandex type)
e.) Ceiling surfaces: Decorated with two coats of spatula and three coats of emulsion paint.
INSULATION
A damp-proof course is provided for all ground floor areas, as well as
water insulation for verandas.
FLOOR FINISHES
Unglazed ceramic tiles (Monocotura) throughout, customers choice at the maximum purchase value of £5.00cy per sq. m.
ELECTRICAL INSTALLATION
Electrical points as shown on the plans and approved by Electricity
Authority of Cyprus. The customer will supply all light fittings other than
The initial, ordinary bulbs.
PLUMBING INSTALLATION
Plumbing and drainage installation will be carried out in accordance with
the relevant plans. Hot and cold water supply insulated and embedded in
the walls, floors and ceilings. Drainage system according to Local
Authority Regulations. Electrical water heating system will be supplied as

SANITARY UNITS
All sanitary units including sink in the kitchen and their fittings at the
maximum purchase value £1,220cy will be supplied.
CARPENTRY
| a) | Doors: Internal doors of MDF sheets mounted on timber frames and decorated in three coats of oil based paint. | |
| b) | Kitchen units & bedroom cupboards: kitchen units and bedroom cupboards will be of glossy melamine interior and MDF sheets decorated in three coats of oil based paint externally. | |

ALUMINIUM WORKS
External doors and windows will be of sliding brawn colour finished
aluminium frames with double-glazing. Main entrance door brawn colour
finished aluminium frame and panel.
OTHER WORKS AND PROVISIONS
Pipe installation for central heating system and air-conditioning system,
and pipe installation and chimney for fireplace.
SWIMMING POOL
Only the design be according to the architectural plans.
BOUNDARY WALL & FENCING
· Boundary walls and fencing will bedone in accordance with the plans.
· Side boundary walls with 30cm concrete on the bottom and metal posts with mesh on top (maximum height 1.5m)
· Front elevation boundary wall with reinforved concrete 1.20m height and one metal gate for cars (3.60m) and main entrance gate (1.60m)
OPTIONAL FACILITIES
The following facilities are optional and can be provided when
specifically requested by the customer, and negotiated a additional to
the sale price.
a) Barbeque and/or local style oven
b) Fire place
c) Additional external walkways and paved or tiled terraces
d) Landscaping (including the planting of trees and flowers etc;)
e) External shower
f) Air-conditioning units and compressors
g) Central heating units, pumps and machines
CHANGES TO THE SPECIFICATIONS
The customer may request reasonable changes to the specifications
subject to local regulatory approval, the cost of which shall be
negotiable, but the seller reserves the right to refuse changes which the
seller considers at his sole discretion as unsafe or outside good building
practice, or spoiling the architectural design and/or the character of the
project.
